Different materials have different life expectancies. This is also affected by the climate you live in. Generally speaking, however, roofs are expected to last:

  • Asphalt shingles: 15 to 30 years
  • Architectural shingles: 25 to 30 years
  • Wood shingles: 30 years with regular maintenance
  • Clay tiles: 50 years or more
  • Metal roofing: Up to 70 years
  • Slate tile: 50 to 100+ years

If you note that your roof is coming to (or has already surpassed) its life expectancy, it might be time for a replacement.

Consider the extent and severity of the total damage. For example, if your home has missing, curling, and moss-covered shingles, your home is exposed to the elements. This can lead to major issues if the roof is not replaced.

Another area prone to decay is the lining at the bottom of your chimney where it meets the roof – known as the flashing. If you notice cracks, gaps, and rust in the flashing, your roof is nearing the end of its usage.

If you frequently have leaks in your home, water stains in the walls and ceilings, or mold and mildew in the attic, these are all signs that your roof is failing.
